For the buyers side, you mentioned making sure you get a home that is an investment. Which I believe is super important and I was curious what you were going to say. Granted, I only looked at all the videos (so maybe it was in the text) but I didn’t see an answer to that question. (just good info about the process of buying)

My home has a basement space that could be leased out or short term rented (It has been a proven income for me). That adds instant income value to the property. How does this play into pricing and marketing the house?
