Brand New Construction 3 Unit Development SOLD OUT! Here’s How We Did It…
The first unit we sold was #3 and it closed at $599,900 which was our list price.
This was a very unique unit being that it was a 3 bedroom penthouse, which is very rare. It also had a private rooftop deck. One of the most important things to do when listing a property for sale is know your market. I knew this was a rarity because the top floor of most 3 unit buildings is comprised of a 1200 square foot 2 bedroom 2bath. Our developer was super smart. He maximized the square footage of the unit by making the main entrance on the side of the building vs. the front. This allowed for a larger floor plan that I knew rarely existed.
We needed to focus on this rarity for positioning. Here are the remarks we used:
Penthouse 1530 square foot 3 Bedroom 2 bath new construction condo with it’s own interior access to Private rooftop deck for entertaining. Smart developer maximized square footage of the unit so much larger that you’d typically see. Tons of light with the front wall of windows and nice open floor plan. Roofdeck extends the entire roof footprint of the building. 42″ white shaker cabinets, quartz countertops with waterfall edge and Bosh kitchen appliances. Porcelain tiled baths with Grohe fixtures. 1 covered parking spots included. Great West Town location right off of booming Chicago Avenue. Late October delivery but showings start now! 3 Brand new construction condos for sale in booming West Town. Very Unique layouts unlike the rest of the new buildings going up in the area.
We did a Facebook LIVE video before we went on the market. I have many Realtor friends on my feeds and one of them had a buyer for this unit. Because it was rare, the buyer knew once we went on market he would rick losing it to someone else and was ready to make the offer. The power of social media when used correctly should never be underestimated. Facebook sold this unit for us.
The second unit we sold was #2 and it closed at $460,400 which was $10,000 over our list price.
Once again the layout was unique so that’s what we focused on in terms of positioning. Here are the remarks used.

This unit was originally listed for $475,000. We urged the importance of being listed at $450,000 to out client since we knew that $450,000 and under is a price point many people limit their search to when looking online. Over 90% of search is done online in today’s world and the #1 search criteria is price. That means that when we were listed at $475,000 we were missing everyone capping their search at $450,000. Once we were able to lower the price to where we wanted it we sold right away. This was just pricing positioning.
The last unit to close out most recently was #1 and it closed at $686,500.
Last one left!!! Once again we had to rely on the positioning since we were unable to show the finished product much of the time it was under construction. We were selling floor plans.
This unit was originally priced at $725,000. We urged the seller to get down to a $699,900 offering. We knew that was the right price for this unit because we were missing everyone who was searching up to $700,000. It was once we went below the $700,000 mark that this property received an offer.
Your best chance at receiving top dollar is the 1st two weeks your property hits the market when it’s priced right.
